Project Location: 12th Street, New York

Project Notes: Apartments in this building did not have heat or air conditioning from the building systems for over twenty years. A number of “repairs” had been attempted to alleviate the problems. Our offices were retained to troubleshoot and solve the problems.

Our first task was investigative. A detailed field survey of the building was conducted to document the building conditions, systems and system components. A detailed analysis of the building was conducted to review pipe sizes and system components.

Calculations indicated that larger circulation pumps were required and the building boilers were undersized. When the boilers failed, our offices designed the replacement for these as well. Lastly, the cooling towers were replaced and the condenser water system was re-configured to improve operation. Designs were performed to allow the phasing of the project so that heating and cooling could be provided to the building while the work was being performed. After years without full heat and cooling, the building’s problems have been solved and all apartments are heated and cooled by the central systems in the building as originally intended.
